With L28, B-architecten formed a housing project in Sint-Jans-Molenbeek, Belgium. With its presence nearby an urban area this low-energy building will play an important role in its neighborhood. Besides 8 qualitative apartments, L28 contains multiple functions such as a children’s day-care centre and a multi-purpose area for the local residents. 
The project partially lifts itself at the beginning of a new park. This parks facilitates not only the new building but also offers a pleasant space for the neighborhood and the existing houses nearby. Although the open space is public, the covered area under the building becomes the main entrance of the apartments, the day care centre. From this side there’s also space for a park keeper’s room. From the street you immediately get access to the adaptable community center which can be used for multiple purposes. In the underground the parking lots, bicycle shed and storage rooms are located.
All eight apartments are located above in the ‘tower’. They are situated around a central staircase giving the apartments the maximum light at the four sides of the compact volume. This volume contains our three-bedroom apartments, two studio flats and on the highest level there are two duplex apartments with each 4 bedrooms.
As the apartments are located into a cube-shaped volume they clearly work with the benefit of maximum compactness. By applying good insulation standards covered with wooden cladding the C02-emission is kept to its minimum. Adaptability is strongly influenced by locating the columns and using the “plan-libre” principle.
